Your business rates are worked out from your property’s rateable value, set by the Valuation Office. To get that figure exactly right they would need to visit every property and record every detail. In reality they rely on informed estimates, and estimates are where mistakes creep in.

What a business rates appeal involves
It is your right to appeal. It is also thorough, technical and time consuming, which is where we come in.
In England and Wales, appealing runs through a system called Check, Challenge, Appeal. First you correct the facts held about your property, then you formally challenge the valuation, and only then does it go to appeal. Northern Ireland has its own route, and we handle that too.

Can I appeal my business rates myself?
Yes. You can deal with the Valuation Office directly through a business rates valuation account. Many owners choose a specialist instead, because the process is time consuming and the evidence side is where cases are won or lost.
How far back can a refund go?
Where an appeal succeeds, rebates are often backdated to the start of the rating list, so a refund can cover several years of overpayment as well as lowering your future bills.
How long does an appeal take?
It varies. Some cases move quickly and others take many months, because the timing depends on the Valuation Office as much as on us. We follow your case through every stage and keep it moving.
What does it cost to find out if I have a case?
Nothing. The initial rates check is free and there is no obligation to go ahead. Any fee is agreed clearly with you before work begins.
Could an appeal make my rates go up?
It can. If your rateable value is found to be too low, or if changes such as extensions or improvements have not been declared, the Valuation Office can increase it. This is why an honest, expert review before you challenge matters, and why we look at the full picture first.
